Road Specifications

1.  Scalped of sod, black dirt and clay, and filled with sand to replace.

2.  Topped with 12 inches of  ¾ inch crushed stone compacted to 8 inches.

3.  Blacktop with 2 ½ inches compacted to 2 inches.

4.  Cross culverts length to be bottom of ditch to bottom of ditch 18-inch minimum.

5.  Road flare at intersections of town roads - 33 feet pavement roadway; 50-60 feet culvert 18 inch or larger, depending on water flow.

6.  Cul-de-sacs to be paved 75 feet diameter at all stub roads even if temporary in nature.

7.  All proposed roads shall extend to boundary of tract being divided.

8.  Side slopes on road right of way shall not exceed 4 to 1.

9.  V ditches shall be sloped between 2 to 1 and 4 to 1.

10. All construction on slopes in excess in excess of 12% shall be approved prior to layout.

11.  Driveways shall not exceed 8% grade within the limit of public right-of-way.

12.  Ditches to be covered with top soil and reseeded with grass.

13.  Gravel to be paved over prior to 50% lot sales or 1 year after acceptance.

14.  Subdivision must be seeded down and/or cut 2 times yearly.

15.  All intersections to have 40-foot radius from corner.
